Screen appeal is the new curb appeal, and homes with Listing Showcase — featuring immersive, AI-powered listings available only on Zillow® — capture more views, sell for higher prices and sell faster than similar homes on Zillow with traditional online listings.New Zillow data shows that Showcase listings are 20% more likely to secure an accepted offer within 14 days compared to similar typical listings on Zillow.1 Homes listed with Showcase also sell for 2% more, a bonus of more than $9,000 on the average home.1 "The introduction of Showcase listings on Zillow has been a game changer for sellers — it represents the future of property listings on the most visited real estate website in the U.S.," said Zillow Chief Operating Officer Jeremy Wacksman. "And it's quite clear Showcase listings both attract shoppers and help sellers net a higher asking price. In today's spring shopping season, well-marketed and well-priced homes move quickly, and Showcase is helping to do just that." As the selling season gets into full swing, it's important for a home listing to stand out. According to Zillow's most recent market report, there were 12.2% more listings active in March, compared to last year. Well-marketed and competitively priced listings are going quickly, while others linger, with the median age for all listings on Zillow standing at 43 days. Listings on Zillow serve as the initial impression of a house for many prospective buyers, and making a property stand out is key for a seller. Showcase listings earn 75% more page views, 68% more saves and 75% more shares compared to similar nearby traditional listings on Zillow.1 By working with a Showcase agent, sellers will have their homes appear higher in home shoppers' personalized search results, which is where the majority of shoppers begin their search. Showcase listings stand out with high-quality 3D tours, interactive floor plansShowcase listings blend high-resolution scrolling images, room-by-room photo organization, interactive floor plans, a floor plan on the map and other features into a beautiful, AI-powered listing that will give shoppers a deeper understanding of the home virtually before they ever step inside. Listing Showcase's interactive floor plans help home shoppers visualize where they are in the home's layout and get a sense of its flow, making it easier to picture themselves living there. Additionally, this Showcase technology perfectly lends itself to the Zillow ImmerseTM app for Apple Vision Pro. The app is the most interactive way to explore a for-sale home, giving a panoramic 360-degree view of every room, from the ceiling to the floor — providing an online shopping experience that viewers can't find anywhere else. Hiring an agent who uses this cutting-edge technology is vital, because Zillow survey data shows more than half of prospective buyers regret wasting time visiting properties they would have skipped if they had had access to the floor plan beforehand. At the same time, 79% of prospective buyers are more likely to view a listing if it includes a floor plan that appeals to them. Additionally, 3 out of 4 prospective buyers recognize the value of a dynamic floor plan, which links each photo to where it was taken in the floor plan, providing the best possible understanding of whether a particular home is the right fit for their needs. "Selling a home, often a person's largest financial asset, can be an overwhelming, complex, emotional process," said Cynthia Taylor, vice president of product at ShowingTime+. "A listing agent who uses Showcase can play a crucial role in the process, offering peace of mind with a top Zillow listing and securing the best price, quickly — which helps ensure a smooth transition to the next chapter." A great real estate agent does much more than stick a sign in the yard — such an agent determines the marketing strategy for your home, leveraging tools like Showcase, recommending the best time to list and advising which features tap into trends that help homes sell.
The Power of Staging
Staging: Sell Faster. Net More. American's are the ultimate, discriminating consumers — and homebuyers are no different. Sellers must take a page out of the retail playbook and merchandise their property so it competes well with other homes for sale. So what does does this entail? It means that you'll need to transform your property from being "explicitly yours" to "implicitly theirs." By putting your home on the market you're telling potential buyers that you want to move and will be transferring ownership to them. So it only makes sense to begin that process by depersonalizing (read: start packing), eliminating clutter and odors, neutralizing colors, arranging furniture attractively, creating a sense of space and purpose in each room... all are important ingredients to help create an emotional connection with those prospective buyers. The case in favor of home staging is very compelling: Most buyers form an opinion about a home within the first 7-10 seconds of arriving. Over 90% of buyers look at homes they've found on the Internet. It is critical that your home makes a strong first impression online. Staging will help you do just that. A staged home will sell, on average, 17% higher than a home that is not staged. (Source: Forbes article). Photos below are of Quayside 109, by OnStage Portland. In her article, Home Staging Facts and Statistics, Kristen DiNobile compiles some important considerations: Most buyers form an opinion about a home within the first 7-10 seconds of arriving. Over 90% of buyers look at homes they've found on the Internet. It is critical that your home makes a strong first impression online. Staging will help you do just that. A staged home will sell, on average, 17% higher than a home that is not staged. (US Housing and Urban Development) Sellers who spent $500 on staging recovered over 343% of the cost when they sold their home. (Homegain.com) In controlled tests selling identical homes, professionally staged vs. those not staged, the non-staged houses sold in 102 days, while the staged houses sold in 45 days. (Real Estate Staging Association) It is estimated that only 10% of home buyers can visualize the potential of a home. That means 90% are not going to be able to look past dirt, clutter, and imperfections. According to the National Association of Realtors (NAR), the average staging investment is between 1 and 3% of the home's asking price, which generates a return of 8 to 10%. That's a pretty good investment. In a 2009 Home Gain Survey of over 2,000 Realtors, it was discovered that home staging typically provides a 586% return on investment. According to a 2011 study by HomeGain.com, these are some top updates you can make to prepare your home for sale that will result in the greatest return on your investment: Clean and declutter: 872% Lighten & brighten: 572% Landscaping (both front and back): 473% Paint interior: 250% Update kitchen: 237% Update bathroom: 172% Staged homes spent 83% less time on the market than non-staged homes. (HomeGain.com) Duke University conducted a survey to determine the importance people place on certain staging principles. In other words, they stated how important they felt these principles were when staging a home. The participants rated the principles on a scale of 1-7. These are just a few: Remove personal items: 6.5 Use rooms for intended purposes: 6.49 Remove evidence of pets: 6.48 Turn on all the lights during showings: 6.39 Show homes furnished (as opposed to empty): 6.39 Remove personal photographs: 6.02 Surprisingly, these items rated very low on the survey: Have cookies baking in the oven: 2.60 Use scented candles, potpourri, etc: 3.63
